The best time to pressure wash in the Ohio Valley depends on the surface and the goal, not a single month. After pollen, before freeze-thaw, before listing, or when growth appears — each goal has its own timing.
Spring: after pollen
Pollen coats every surface in a yellow film. Washing after the main pollen drop clears the film before it bakes on with the summer sun.
Summer: when growth appears
Humidity grows algae and mildew fast on shaded surfaces. Wash when you see green or black growth, not on a fixed calendar — the Ohio Valley grows it faster than a schedule can predict.
Fall: before leaves and freeze
Clean gutters after the leaves fall, and seal concrete before freeze-thaw season so water and salt cannot get into the pores over winter.
Before selling or an event
A clean exterior photographs better and reads cared for. Schedule a week or two before listing or an event for the best timing.
Five-minute self-check
- Is pollen done for the year where you live?
- Do you see green or black growth on shaded surfaces?
- Are the leaves mostly down (gutters) or is freeze-thaw near (sealing)?
- Are you listing or hosting soon?
- Match the timing to the goal, not a fixed date.
